DO I NEED TO ALREADY HAVE ROOMMATES OR CAN A ROOMMATE BE PROVIDED?
Any student will be accommodated at College Town Communities. If you already have other students that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself, you will be put on our “Roommate Needed List” and matched with other single tenants of the same gender using our Roommate Matching System. The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease. We use your answers to this questionnaire and compare them with other residents’ answers and match everyone accordingly.
ARE THESE UNITS FURNISHED?
217, 231, and 233 West Main Street, Bieber Square and The Lofts on E. Main: All apartments in these buildings have a 55” HD Flat Screen TV and entertainment stand in the living room. Otherwise the apartments are completely unfurnished. You are able to bring your own furniture and decorate how you like in accordance with the Resident Handbook and the Lease.
WHAT APPLIANCES ARE INCLUDED?
DO ANY UTILITIES NEED TO BE PUT IN A RESIDENT’S NAME?
● The entire apartment must be rented by a group of residents in agreement to do so.
● One resident from the apartment MUST place the electric service account in their name as of the initial start date of the lease. Failure to do so will result in resident being charged a “late switch” fee of $150 by College Town Communities. For safety reasons electric service is required to be kept on at all times.
● Resident must pay a per unit electric deposit of $200 to the Borough of Kutztown. Additional deposits may be required, by the Borough, if payments are ever late.
● If service is disconnected by the Borough for non-payment or because a duplicate/additional electric deposit is owed, all fees, including a service reconnection fee, must be paid to the Borough in order for the utility service to be reconnected.
WHAT IS INCLUDED IN MY RENT PAYMENT?
Your rental payment includes: Electric, High speed internet, water, sewer, trash, FREE on-site parking, FREE laundry, FREE 55” HD flat-screen TVs in every living room. All residents also have access to the entire facility for the duration of your lease term (you do not need to vacate during school holidays and vacations). IS THERE A SECURITY DEPOSIT?

Rent is paid at the beginning of each semester. Students who receive Financial Aid will be accommodated to pay later if all necessary communication with management has taken place beforehand.
HOW DO I PAY RENT?
Rent payments can be paid by check, money order, or credit/debit card at our Leasing Office at 233 West Main Street during business hours. After hours, payment by check or money order can be dropped off in the rent box on or next to the Leasing Office door. Payments can be made online by accessing your Resident Portal account. The Leasing Office will provide your username and/or password, should you need assistance.
IS PARKING AVAILABLE ON SITE?
WHO IS ALLOWED TO LIVE AT THESE FACILITIES?
Any student enrolled at Kutztown University.
CAN GUESTS/ VISITORS STAY OVERNIGHT?
Any tenant is allowed to have a guest visit or spend the night at any time without the need to register or sign them in. However, a guest is NOT allowed to stay for more than 3 days at a time or more than 6 days in any consecutive 30-day period. Roommate consideration must be taken into account with all visitors.
WHAT SAFETY MEASURES ARE TAKEN BY MANAGEMENT?
Leasing Office: Our leasing office is located at 233 West Main St , Kutztown PA. Call our staff at (484) 343-6027 for weekly office hours.
After Hours: There is an after-hours, 3rd Party, Security company that monitors both properties Thursday, Friday, and Saturday nights every week. All residents are to call the office phone number 484-646-9558 for any after-hours issues or concerns. Security is there to assist residents with any potential lock outs or if a resident is returning home late at night and would like their presence to escort them into the building, or to contact them if they accidentally burn something on the stove. College Town Communities 24 hour maintenance personnel are available by calling this same number.
Keys and Locks:
All other Kutztown Apartments: Entry doors and bedroom doors are equipped with a Schlage “Key Fob” lock system. Each of these locks are deadbolt locks, installed on solid core doors, which allow for maximum safety. Both the keys and the locks allow management to track activity and potential misuse of any area by their individual coding. These keys are not reproducible by the resident and can be taken offline immediately in the event that a resident’s key is ever lost or stolen. All exterior building doors lock every time they close, so non-residents are unable to enter without the assistance of a resident.
Security Cameras: There are security cameras located at Bieber Square apartment buildings covering all entrances, outdoor and indoor common areas, as well as parking areas. Security cameras cannot stop something from happening, but they are an excellent deterrent against wrongdoing.
Fire Protection: 217 West Main Street, Bieber Square, and The Lofts on East Main are equipped with full building sprinkler systems. All smoke alerts that are received are checked, in person, by staff. West Main Street Buildings, Bieber Square, and the Lofts on East Main Street each have an interconnected, hardwired smoke detection system. Common area pull stations are connected to a Central Station, 3rd party, alarm monitoring company that immediately calls the police and fire department if those alarms are ever triggered. West Main Street Buildings, Bieber Square, and the Lofts on East Main Street provided a fire extinguisher, either under the kitchen sink or adjacent to the kitchen hanging on the wall.
WILL I HAVE A PRIVATE BEDROOM?
All Kutztown Leasing residents have their own bedrooms unless they choose to do something different based on their own preferences for apartment setup.
WILL I HAVE A PRIVATE BATHROOM?
HOW ARE THE UNITS RENTED?
One individual lease is signed by each resident in an apartment. Each resident is also required to have a Guaranty Agreement Addendum signed by a parent or guardian. Sample documents are available on this website.
HOW FAR FROM CAMPUS ARE THESE FACILITIES?
217, 231, and 233 West Main Street Apartments and The Bieber Square Apartments are ALL located 3 Blocks from Campus. The Lofts on East Main are located ½ mile from Campus.

All leases for the 2021-22 school year will begin on August 19, 2021.
HOW LONG IS A LEASE TERM?
As a rule, we do not sign single semester leases, but should you require one, please contact the Leasing Office at (484) 343-6027 to inquire whether an exception may be made in your case.
DO YOU PERFORM BACKGROUND OR CREDIT CHECKS DURING THE APPLICATION PROCESS?
Background checks are performed on every student who wants to live at one of our Kutztown properties. A minimally invasive credit check is performed separately on the parental guarantor for each applicant. Both the background and the credit check are performed with the applying parties’ permission only.
IS THERE AN APPLICATION FEE?
217, 231, 233 West Main, Lofts on East Main & Bieber Square: No, there is no fee to apply to live at College Town Communities' properties. There is, however, a $299 nonrefundable Administrative Fee once you have decided to complete a lease to live at one of our properties. This Administration Fee covers the online application process, renewal lease generation, resident and guarantor screening, resident financial ledger maintenance, and 24-7 access to the online Resident Portal.
IS ALCOHOL PERMITTED IN MY UNIT?
Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in the outdoor areas and we ask you to respect All community guidelines.
MAY I PAINT THE WALLS IN MY UNIT?
AM I REQUIRED TO CARRY RENTERS INSURANCE?
We require every tenant to carry renter’s insurance to protect each resident’s personal property as well as to protect the resident should they be responsible for damage to the building or to another person’s personal property. Residents may procure their own renter’s insurance and must provide proof of that insurance policy to Management prior to move in. all policies must list College Town Communities as “Additional Insured” or similar so that College Town Communities is alerted should the policy lapse. If a resident does not have a preferred provider of his own, College Town Communities offers a link to an agency below with whom we have worked to create a policy that ensures the best coverage at the lowest rate. ARE YOUR FACILITIES DIRECTLY AFFILIATED WITH KUTZTOWN UNIVERSITY?
No, all properties are privately owned and managed. However, all of our properties are solely rented to Kutztown University students.
CAN GRANTS, SCHOLARSHIPS, STUDENT LOANS, OR FINANCIAL AID BE APPLIED TOWARDS RENT?
Yes. You may use financial aid proceeds or any other 3rd party payment process to pay for your Rent at any of our facilities. Typically financial aid proceeds are disbursed directly to the student who in turn can then use those proceeds to pay for housing.
